Most softener faults are a service call, not a replacement

The usual symptoms are hard water back at the taps, a salt tank that never seems to go down, a unit that regenerates at the wrong time or not at all, or water running to the drain continuously. Behind them are a handful of causes: a salt bridge in the brine tank, a blocked injector or brine line, a worn piston and seals, a failed controller, or resin that has been fouled by iron or worn out by age.

We test the water going in and coming out, check the controller settings against your actual hardness, and inspect the brine system and valve before recommending anything. Many softeners we see were simply never programmed for the water they are on.

When the resin is at the end of its life, a resin rebed is often far cheaper than a new unit. When the valve is obsolete or the tank is damaged, we say so and quote a replacement sized properly this time.

Why softeners fail early around here

Hard water works softeners hard. York Region's 2026 Q2 averages put Holland Landing at 168 mg/L, about 9.8 grains per gallon, Newmarket at 141 mg/L, about 8.2 grains, and Aurora at 130 mg/L, about 7.6 grains. In Stouffville it is 318 mg/L, about 18.6 grains, which is very hard. A unit sized for a smaller household or left on factory settings runs short of capacity, and the owner only notices when the scale is back.

On wells in King, East Gwillimbury and Georgina, the common killer is iron. A softener asked to handle more iron than it should fouls within a year or two. Cleaning or rebedding the resin fixes it once; an iron filter ahead of the softener fixes it for good.

We test hardness and iron at the raw and treated taps, check the controller for correct hardness, reserve and regeneration settings, inspect the brine tank for bridging or mush, run a manual regeneration and watch the injector draw brine, and check the drain flow. What homeowners ask before booking.

My softener is not using any salt. What is wrong? +
Usually a salt bridge, a hard crust that forms above the water in the brine tank so the salt below never dissolves. Sometimes it is a blocked injector or brine line so the unit cannot draw brine. Both are quick repairs.
Why is the water hard again even though there is salt in the tank? +
The unit may not be regenerating at all, the resin may be fouled with iron, or the controller may be set for a lower hardness than your water actually has. We test and check all three.
Is it worth repairing an old softener? +
Often yes. Valves from the main manufacturers are rebuildable, and a resin rebed gives a sound tank another decade. If the valve is obsolete or the tank is cracked, we tell you and quote a replacement.
Do you service softeners you did not install? +
Yes. We service all common brands and carry parts and resin for them. A unit from a big-box store, a rental company or a builder is not a problem.
