Cottage and Lake Water Filtration Systems on Lake Simcoe
Lake water and cottage wells change with the season. Algae in August, silt after a storm, tannins from the wetland, bacteria after the thaw. A cottage system is built to handle all of it, and to be shut down cleanly for winter.
Surface water is a different design
A lake intake delivers water that is soft, often tea-coloured with tannins, sometimes algae-laden in summer, and always assumed to carry bacteria. A lake water filtration system is built for that: sediment filtration, usually in two stages, tannin or carbon treatment if the colour and smell need it, then UV disinfection with monitoring. Softening is rarely needed on lake water.
Cottage wells are more like rural home wells: hard, often with iron and sulphur, with bacteria a real possibility in shallow or seasonal wells. The treatment train is the same as any well, sized for the cottage's flow and built so it can be drained for winter.
The seasonal part matters as much as the equipment. A system that is not properly shut down freezes and cracks; one that is not properly restarted and flushed can deliver stale, contaminated water on the May long weekend.
- Lake intake systems: staged sediment, tannin and carbon, UV with monitoring
- Cottage well systems: iron, sulphur, softening and UV as needed
- Sized for seasonal and weekend use
- Fall shutdown: drain, winterize and protect
- Spring start-up: flush, sanitize, lamp check and bacteria test
- Service and repairs on any existing cottage system

Lake Simcoe and the cottage country edge
Shoreline properties around Jackson's Point, Sutton, Pefferlaw and Willow Beach in Georgina, and the cottage roads off Lake Drive in Keswick, are the heart of our lake water work. Some are on lake intakes, some on shallow wells, and a surprising number on both. Further around the lake, cottages near Beaverton, Innisfil and Orillia get the same design.
Rural and recreational properties north through Bradford and East Gwillimbury toward the Holland Marsh see tannins and iron, and we design for those too.
Where a cottage or lake water system goes
A lake system mounts after the intake pump, usually in the crawlspace, utility room or pump house: two sediment housings, a tannin or carbon tank where needed, then the UV. A cottage well system mounts after the pressure tank like any well. Everything is arranged with drain valves so shutdown is quick, and the UV has a monitor so you know it is working when you arrive.
What affects the cost of cottage & lake water systems
- Lake intake or well, which sets the stages
- Tannin or carbon treatment if the water is coloured
- UV flow rating and whether monitoring is wanted
- Seasonal shutdown and start-up service, priced as a package
- Annual lamp and cartridge costs, shown up front
We quote a fixed written price after the well test, for only the stages the results call for.
The lake does not care that it is a long weekend. Build the system for the worst week of the season and it will handle the rest.
How Our Cottage & Lake Water Service Works
Test the whole well, explain the numbers, treat what is there, then verify it worked.
Test The Source
Lake or well: bacteria, tannin, iron, hardness and turbidity, sampled when the water is at its worst. See well water testing.
Design For The Season
Staged sediment, colour treatment where needed, then monitored UV, sized for cottage use.
Install For Shutdown
Drain valves and layout so fall shutdown and spring start-up are quick and safe.
Seasonal Service
We winterize in the fall, restart and test in the spring, and change lamps and cartridges on schedule.
